Q: When should I start looking for an apartment?
A: You should start looking approximately 30 to 45 days prior to your move date.
Q: What areas do you cover?
A: We service South Loop, north lake front and beyond.
Q: What type of properties do you rent?
A: From a classic Chicago Greystone, a vintage or
contemporary high rise, a courtyard walk-up, a single family home, or a functional studio apartment.
Q: Do you offer a short term or furnished apartment?
A: A typical lease is a 12 month term and unfurnished; however, we do have properties that are fully furnished and offer a shorter term lease, based upon availability.
Q: Do you offer properties that accept pets?
A: We have a variety of different properties that accept pets. However, you may incur a pet fee or non-refundable pet deposit.
Q: How does your services work and is there a fee?
A: If you already have a set appointment with one of our licensed leasing agents, they will review the best possible options in a tour list they have customized based upon your criteria specific to your needs.
i.e.: Neighborhood, budget, size, move date, necessities and amenities.
All of these services and more are no cost to you.
Q: What do I do when I find the apartment or condo for rent that meets my criteria?
A: Anybody planning on living in the apartment or condo who is 18 years or older must complete an application; pay a processing fee and put down the first months rent to take the apartment off the market.
Q: What information is required in the application?
A: Current and the last two years of landlord and employment history, social security number, a current telephone number, and creditor information, and who you will be sharing the apartment or condo with. In some cases letter of reference may be required. An employer acceptance letter will be welcomed.
Q: What if I do not have landlord, employment or credit history?
A: Depending on the management companies or owners’ requirements, they may require a co-signor or an additional security deposit.
Q: How long does it take to process my application?
A: Once your application has been completed with all the required information, your application will be processed immediately. The approval period, depending upon the individual management companies or owners’, may take 24 hours to
3 days, at which point you will be asked to sign a lease and place a security deposit
or administration fees depending on the company.
Q: Will I be required to pay a security deposit?
A: In most cases a one month security deposit is required. However, in other cases a non-refundable administration fee in lieu of a security deposit will be taken.
Q: What if my application is denied?
A: You will be notified either by telephone or mail that the management company or owner as denied your application and you will receive a full refund minus the processing fee.
